Valuation Survey

 

Most people think that their mortgage lenders valuation is a survey – it is not.

 

It’s a limited inspection to identify problems that affect the security of your mortgage lenders loan. A property can have defects that are important to a prospective buyer, but are not of concern to the mortgage lender and therefore will not appear in a valuation report.

The Red Fox Building Survey is for properties built post 1900 that are in an average or better condition and that are of a standard construction type.

The Listed, Historic & Cherished Building Surveyis for properties that are listed, historic, significantly extended, or those that are neglected or unusual.

Average 3-5 hour survey

40-45 page (approx.) report with photographs

These require more detail, more attention and additional research into their history and construction changes and additions.

Providing general advice on defects, repairs required and areas where further advice or information is advised.

A detailed report using some technical terminology

Average 5-10 hour survey

55-65 page (approx.) report with detailed photographs

Provides detailed descriptions of repairs required and the type of works necessary, indicating where further professional advice is required. Also covered is a maintenance schedule.
